Snow Removal Procedures, Rules and Regulations

  • Rules and Regulations: Article 5 – Motor Vehicles
  • Rules and Regulations: Article 6 – Snow Removal
  • Reminder: 2018-2019 Snow Removal Procedures
  • All vehicles must be registered with Liberty Commons Condominium Trust through http://bit.ly/2ELrz8R.1
  • Unit Owners and Non-Owner Residents should consider opting-in for group text message notifications through http://bit.ly/2qwXzZM.2
  • No visitor, guest or nonresident vehicles are permitted to be operated, parked or standing on Liberty Commons’ property from when snow or other winter accumulations are predicted until the final storm cleanup has been completed, which can be up to 72-hours after the storm has concluded. Unauthorized vehicles will be removed by towing at the vehicle owner’s sole expense and liability. No further warnings will be provided and it is the Unit Owner’s or Non-Owner Resident’s obligation to inform any and all visitor, guest or nonresident.
  • As a general guideline, all vehicles should be cleaned off “in place” (do not move any vehicle into a cleared area (road, travel lane or cleared parking space) and dump snow onto cleared surfaces) before 9:30 AM EST. Do not wait for the grounds maintenance contractor to be in your area before your start cleaning off your vehicle or warming it up, as this delays the cleanup efforts and could impact the Common Area Fees in the future (time is money).
  • All vehicles must be moved or removed while snow or other winter accumulations are being removed in the area without notice, delay and without exception. No vehicle may be left parked, standing or stored on Liberty Commons’ property. There is no “safe zone” on the property to store any vehicle. Winter weather requires that residents to plan ahead, consult weather information, make other parking arrangements, etc.
  • If you work from home, sleep during daylight hours and are otherwise unable to immediately move or remove your vehicle(s) when snow and other accumulations are being cleared that you either need to park your vehicle(s) off of Liberty Commons’ property or find a trusted person to move your vehicle(s), however, you, alone, are responsible for any failings and/or violations.
  • Everyone is to use good judgement and reasonable care when navigating Liberty Commons’ property by foot or vehicle, at all times, without exception, including, but not limited to, wearing appropriate footwear and consider making responsible decisions to prevent harm and/or injury to one self and/or others, which may mean individuals have to: shovel and/or treat surfaces with authorized ice melt (calcium chloride-based products) on occasion, delaying departure or arrival, reschedule activities, stay clear of snow removal equipment at all times, operate vehicles responsibly, etc.
  • Unit Owners and Non-Owner Residents are to monitor weather conditions and predictions themselves.
  • Do not park in any of the reserved or handicapped spaces as identified with signs, that are not assigned to you (when in doubt don’t park in the parking space); and not in roads, along curbs, travel lanes, nor obstruct anything else (i.e., dumpsters, fire hydrants, mailboxes, other vehicles, snow stacking areas, etc.) as immediate fines may be imposed or the vehicle removed by towing at the sole expense and liability of the vehicle owner. Normal and emergency access must be maintained at all times.
  • No snow removal equipment, other than those authorized by the Board of Trustees, are permitted on Liberty Commons’ property, not even momentarily.
  • No vehicle may be standing or parked in any snow stacking areas, not even momentarily.
  • Do not impede snow removal operations in any way nor interfere with the ground maintenance contractor from fulfilling their contractual obligations, in any manner whatsoever. Do not attempt to engage the grounds maintenance crew in any conversation, questions or attempt to give them instructions. Any concerns must be submitted in writing to the Portfolio Assistant.

Please refer to and fully comply with the 2018-2019 Snow Removal Procedures, the Rules and Regulations and Condominium documents. No visitor, guest or nonresident vehicle is permitted on Liberty Commons Condominium Trust’s property from prediction until the final winter storm cleanup has been completed, not even momentarily. Please move vehicles into alternative parking spaces on a first come first serve basis and cooperate with all instructions.
