Winter Parking Ban — 3/12/2018
Liberty Commons Condominium Trust’s 2017-2018 Snow Removal Procedures are in full affect as of 3:00 PM EST on Monday, March 12, 2018, and all non-resident vehicle must be removed from Liberty Commons’ property. Non-resident vehicles including, but are not limited to: visitors, guests, contractors, service providers and any other vehicle that have not been registered with Liberty Commons Condominium Trust as a “resident vehicle” and any vehicle that is not operated or owned by a full-time permanent residence of Liberty Commons1 must be removed from the property in its entirety. All vehicles must be properly registered with Liberty Commons Condominium Trust. Non-resident vehicles take parking spaces away from Unit Owners and Non-Owner Residents that are required and creates liabilities. No non-resident vehicle may return to Liberty Commons until the final cleanup has been completed, which could be up to 72-hours after the storm has concluded. Unit Owners and Non-Owner Residents may have to reschedule any plans that involve visitor, guest, contractor, service provider or non-resident vehicles coming onto Liberty Commons’ property. Please consult the Rules and Regulations and the 2017-2018 Snow Removal Procedures for guidance and obligations.
- All parking spaces are required for “resident vehicles.”
- Please park only in one parking space, so we maximize parking for all residents.
- Please do not park in any snow storage area or obstruct or impede snow removal efforts in any way.
- No individual Unit Owner can make any exceptions to the Rules and Regulations and the 2017-2018 Snow Removal Procedures.
- Vehicles should be moved into alternative parking areas early and on a first-come-first-serve basis.
- All vehicles must be moved when snow removal is occurring, without exception.
- Working together will allow the property to be cleared in an efficient manner contingent upon weather conditions, timing of the storm and other factors.
- Do not approach or impede the snow removal crew. They cannot provide guidance or direction nor authorize anything.
Snow and Winter Accumulations Removal Operations
Vehicles should be moved into alternative parking areas early and on a first-come-first-serve basis. Unit Owners and Non-Owner Residents should read and comply with the 2017-2018 Snow Removal Procedures and the Rules and Regulations. All vehicles must be moved when snow and winter accumulations are being cleared by the grounds maintenance contractor. No vehicle may be left parked, stored or unmoved during snow and winter accumulations removal operations.
As always, everyone should use good judgement and take reasonable care when navigating Liberty Commons by foot or vehicle, monitoring conditions themselves and wear appropriate footwear for the conditions. If anyone notices any unsafe condition, please notify Liberty Commons’ Managing Agent, so the concern can be assessed and responded to as may be necessary. If there is 2-inches or more of accumulations, then Liberty Commons’ snow removal contractor will clear the accumulations.
Unit Owners and Non-Owner Residents may elect to treat walks and areas around vehicles with calcium chloride ice melt products, to ensure the safety of themselves.
In slippery conditions, people should walk like a penguin to reduce one’s risk of a slip or fall.
Register All Vehicles
All vehicles should be registered with Liberty Commons Condominium Trust prior to the winter weather event. If you are a new Unit Owner or Non-Owner Resident please register your vehicle(s) immediately. If you are a neighbor of a new resident, please advise your neighbors to register their vehicle(s) as this is important to ensure that their vehicle(s) is/are not removed from Liberty Commons’ property. Please encourage new residents to opt-in for text message notifications. If you have already registered your vehicle(s) there is no need to reregister your vehicle(s). If you have a loaner or rental vehicle, it should be registered with Liberty Commons Condominium Trust prior to the winter weather event.
Residents may opt-in for text message notifications. Group text message notifications are sent, as necessary, as a courtesy to assist in efficient snow and other winter accumulation removal from Liberty Commons’ property. Please allow 12-24 hours for the registration to be processed and enabled.
1 Vehicles falsely or improperly registered as a “resident vehicle,” are subject to immediate removal by towing at the vehicle owner’s sole expense and liability. No Unit Owner or Non-Owner Resident can make any exception. It is the Unit Owner’s responsibility to ensure compliance themselves for all occupants, tenants, family members, etc.
