Meeting Reminder: 2017 Annual Meeting

Liberty Commons’ next meeting will be the 2017 Annual Meeting and will be held on Thursday, November 9, 2017, beginning at 6:30 PM at The Eagles, located at at 456 Litchfield Street in Leominster, Massachusetts. Liberty Commons Condominium Trust’s meetings are private meetings and are not open to the public. These meetings may only be attended by legal Unit Owners (those listed in the Unit Deed as recorded in the Worcester County North Registry of Deeds) and all other persons are excluded. This meeting is to conduct the official business of Liberty Commons and is not open to family members, partners, significant others, friends, the general public, the media, personal attorneys, or any other individuals.




Meeting Guidelines

Validation Of Quorum

  • If the meeting quorum exceeds the more than 50% requirement Ownership Percentage, then the meeting will continue as outlined below, else the Annual Meeting will adjourn. The Board will then commence an informational meeting for those Unit Owners who wish to participate.

Approve Annual Meeting Minutes

  • Vote to approve and accept the 2015 and 2016 Annual Meeting Minutes by Unit Owners1

  • Accomplishments 11/2016-11/2017
  • Challenges facing the Unit Owners of Liberty Commons Condominium Trust
  • Common Area Fees Increase Effective on December 1, 2017 (refer to budget memorandum)
  • Individual Unit Insurance Policies ($25,000 Deductible for Master Insurance Policy)
    • Unit Damages (i.e., water, plumbing, electrical, or other cause) and Unit Owner Responsibilities
  • Preparation for Winter – Unit Owner and Non-Owner Resident Responsibilities
    • Snow Removal Procedures and Responsibilities
      • Opt-in for text message notifications (
      • All vehicles must be moved to facilitate the safe and efficient removal of snow
      • Register all vehicles with Liberty Commons Condominium Trust (
      • No visitor or guest vehicles are permitted on Liberty Commons’ property when winter weather is predicted, falling or until the final snow removal has been completed
      • Use all reasonable care at all times when navigating the property by foot or vehicle
    • Unit Vacancies over 72-hours (Unit Caretaker and/or Low-Temperature Alarm/Signal)
